Arch. Vesela Miryanova: Sofia lacks symbolic residential buildings
Arch. Vesela Miryanova is Executive Director of ARTEKS ENGINEERING AD, a company founded in 1993, which is engaged in the planning and development of residential and office buildings, interior design and realization, sales, management and services for properties it develops or invests in. ARTEKS ENGINEERING AD has already completed more than 30 residential and office buildings in Sofia. Some of the most interesting future projects of the firm are the luxury residential complex Stella Boyana, located in the residential borough of Boyana, and an upcoming landmark complex on Bulgaria Blvd, which will include a shopping center, two office towers, an imposing residential building with super-luxury apartments and special, high-level services.
We have been trying to define what customers expect from a luxury property for some time. It has not been an easy task. Sometimes people nominate buildings as luxury simply because of their beautiful façade. But people do not occupy facades, do they? Luxury materials seem to be insufficient to make a residence luxury. Then, what does luxury mean? Luxury is the ease to live in comfort, beauty and elegance.
There is still a niche for unique luxury homes in Bulgaria. These are mostly sought after by wealthy people who travel around the world, have rich experience and search for something different and special. These people require the best possible level of services, just like the ones offered in luxury five- and six-star hotels.
Clients have to reach their nice homes without any hindrances, using wide, clean and lighted boulevards. They should be able to leave their cars to be parked in safe garages and walk through flower gardens with fountains all the way to their apartments in solid, flawlessly constructed buildings. Cohabitation should not be burdensome; no one’s presence should be obtrusive. The fact that property management of the home and the common areas is not a subject of tiresome negotiations among neighbors is also of help. Instead, it should be settled by the managerial office and clients should entirely trust security and catering staff.
Afterwards, they should enter their homes, take care of themselves and their relatives and not their properties which should already have been cleaned up and tidied by the valet staff. Residents may order freshly cooked dinner. If they long for some entertainment, a 24-hour concierge could recommend and book tickets for concerts and theatre plays or even deliver tickets for sports events or book tables at favorite clubs.
Thus, when going back home from work and entering the special area, people should feel unburdened from the insignificant, daily routines and have the security and feeling that they are the lucky ones. The area they enter should offer a stimulating environment and their home should maintain their balance, not require them to maintain it.
Wealthy clients seek luxury apartments with special location. Sofia lacks symbolic residential buildings. This means that the name of the building has to be associated with class, style, prestige. It has to be a symbol of public status. Many people tend to want a home in a place, which is emblematic.
In addition, clients appreciate the chance to participate in the design of his/her future homes. We, in ARTEKS, consider individual requirements and provide clients with personal architects during the design of the interior.
In short: There is still a niche for super-luxury estates in Bulgaria, such as those occupying special areas that gradually turn into symbols of prestige and public status. These are yet to become attractive and sought after and construction company ARTEKS ENGINEERING AD meets these requirements with its two premium complexes, BELLAGIO on Bulgaria Blvd. and STELLA BOYANA in the residential district of Boyana.
